Andhra Pradesh - Online Register a Real Estate Project


Step 1 : First one has to make sure that all the required documents are in hand to apply online. If you would like to know about the documents that are required for this procedure, please visit the following link : Required Documents to Register a Real Estate Project
Step 2 : To start your application process the applicant shall visit the Andhra Pradesh Real Estate Regulatory Authority website in the following link: Apply Online.
Step 3 : On the homepage, click on the radio button next to “New” as pointed by a “Red” arrow and click on the “Submit” button highlighted in “GREEN” as shown in the image below.

Step 4 : On the “Project Registration” page, under the “Promoter Type” section, click on the radio button next to “Individual” or “Other than Individual” which is pointed by a “RED” as shown in the below image.

Step 5 : Enter your PAN Card Number in the box provided and click on the “Get Details” button highlighted in “RED” as shown in the below image.

Step 6 : Under the “Designated Bank Account Details Of The Project” section click on the drop down arrow right under “Bank State” option pointed by a “RED” arrow as shown in the below image.

Step 7 : Now, select “Andhra Pradesh” in the list which is pointed by a “RED” arrow as shown in the image below.

Step 8 : Click on the drop down arrow under the “Bank Name” section which is pointed by a “RED” arrow as shown in the image below.

Step 9 : In the list of Bank Names displayed, select your bank name as shown in the below image.

Step 10 : Under the “Upload Bank Statement” section, click on the “Choose File” button highlighted in “RED” as shown in the below image and enter the rest of the details asked.

Step 11 : Under “Upload PAN Card” section click on the “Choose File” button highlighted in “RED” as shown in the below image to upload the PAN Card and fill in the rest of the details.

Step 12 : Next, under the “Upload Aadhaar” section click on the “Choose File” button highlighted in “RED” as shown in the below image to upload your Aadhaar card and fill in the other details asked.

Step 13 : Next upload your photograph under the “Upload Photograph” section by clicking on the “Choose file” button highlighted in “RED” as shown in the below image and fill in the remaining details.

Step 14 : Next upload GST number document under the “Upload GST Num Document” section by clicking on the “Choose file” button highlighted in “RED” as shown in the below image.

Step 15 : Click on the radio button next to “Yes” or “No” pointed by a “RED” arrow as shown in the below image under the “Do you have any registration in other State/UT” section.

Step 16 : If you have selected the “Yes” option, you will be directed to fill in more options. Answer the “Have your said registration been revoked?” question by clicking on the radio button of your choice pointed by a “RED” arrow. Then, click on the “Add” button highlighted in “GREEN” as shown in the image below.

Step 17 : Click on the radio button next to “Yes” or “No” pointed by a “RED” arrow as shown in the below image under the “Last five years project details” section.

Step 18 : If you have selected the “Yes” option, you will be directed to fill in more options. Under the “Project Type” section click on the drop down arrow pointed by a “RED” arrow as shown in the image below.

Step 19 : Under the “Project Type” section, click on the required option from the list as displayed in the image as shown below.

Step 20 : After filling in the remaining details, click on the “Add” button highlighted in “RED” as shown in the below image.

Step 21 : Click on the radio button next to “Yes” or “No” pointed by a “RED” arrow as shown in the below image under the “Any Civil/Criminal Cases” section.

Step 22 : If you have selected the “Yes” option, you will be directed to fill in more options. Fill in the details asked and click on the drop down arrow under the “Present status of the case” section pointed by a “RED” arrow as shown in the below image.

Step 23 : Under the “Present status of the case” section a list will be displayed as shown in the below image to indicate the status of the case, select the option required.

Step 24 : For “Interim Order if any” question click on the radio button next to “Yes” or “No” based on your requirement which is pointed by a “RED” arrow as shown in the image below.

Step 25 : For “Details of final order if disposed” question click on the radio button next to “Yes” or “No” based on your requirement which is pointed by a “RED” arrow and then click on the “Add” button highlighted in “GREEN” as shown in the image below.

Step 26 : Under the “Promoter 2 Details” section click on the radio button pointed by a “RED” arrow as shown in the image based on your requirement.

Step 27 : If you have selected the “Yes” option, you will be directed to fill in more options. Under the “Is Promoter 2 is Organization” section click on the radio button next to “Yes” or “No” pointed by a “RED” arrow as shown in the below image as applicable to your requirement.

Step 28 : If you have selected the “Yes” option, you will be directed to fill in more options. Under the “Is Promoter 2 is” section click on the radio button next to “Indian” or “Foreigner” pointed by a “RED” arrow as applicable to your requirement. Next, click on the “Choose file” button highlighted in “RED” as shown in the below image under “Upload PAN Card and Photograph” section to upload your photograph and PAN Card.

Step 29 : Next, click on the “Add” button highlighted in “RED” as shown in the below image.

Step 30 : Now, under the “Upload Documents” to upload your “Consolidated Income Tax Returns for the past 3 Years” click on the “Choose file” button highlighted in “RED” as shown in the image below.

Step 31 : Next, to upload your “Balance Sheet” click on the “Choose file” button highlighted in “RED” as shown in the image below.

Step 32 : Finally, click on the “Save And Continue” button highlighted in “RED” as shown in the below image.

Step 33 : Repeat the same steps and fill in all the details under the “Project Details”, “Development Details”, “Associate Details” and click on the “Save And Continue” button after filling these sections.
Step 34 : In the “Preview” section, verify your details displayed and edit it accordingly.
Step 35 : You will be redirected to the “Payment” page next. Choose the payment method of your liking and pay the amount stated by the authorities.
Step 36 : Once you have successfully made the payment, “Acknowledgment” section will display the acknowledgment of the payment.
Step 37 : Your application and the corresponding documents will be subjected to the necessary verifications by the authorities.
Step 38 : After successful verification of documents, the registration for real estate project will be processed. And you can collect it from the office or by any applicable means.
Step 39 : Thus, the process to register a Real Estate Project is completed.
