To process in Sub registrar office

  1. One has to make sure that the property is owned by the person from whom the land is purchased. So, please apply for the EC (Encumbrance certificate) with the registrar (Sub Registrar Office)and get the EC.

  3. User can go to the respective Sub registrar office and apply for EC as per authorities advice.
  4. If the results are satisfactory, then the documentation for registering the property shall be prepared. Procurement of stamp duty paper as per the amount arrived based on the land value to complete the Sale deed drafting for registration should be completed.
  5. The advocate or yourself can get the schedule for registering the land and on the scheduled date, buyer, seller and witnesses should go to the registrar office and wait for their turn.
  6. On their scheduled slot, should produce their ID in original before the registrar along with the DD for the said amount to be paid to the seller from buyer and then sign the registry as well as in the advised places of the document to finish the registration.


Online process - Uttar Pradesh Register a Land or Property Online with Images

  1. Uttar Pradesh Government has introduced online system for property registration procedure. Go to online linkwebsite and click on “Apply” under “Property Registration” session
  2. Read the instruction before filling the application form carefully
  3. Follow the page prompt to register and reach the next page by sign in session.
  4. In the given page, user complete all the details (Buyer Name, Seller Name, Witnesses, Property details etc.) followed by uploading appropriate documents and hit respective option to get the application number. This number will be useful for further processing. Applicant can take printout of online application and acknowledgement


APPOINTMENT

  1. In the online page, user shall select “Appointment of property registration” option to get the screen for fixing appointment.
  2. Here, use the application number obtained while filing online and use the password to sign in
  3. Applicant has to follow the screen prompt to fix appointment for registration with respective SRO office.
  4. Please take printout of the acknowledgement too.



AT THE SRO OFFICE

  1. Go to the Sub Registrar Office(SRO) with application printout and all necessary documents on the scheduled date.
  2. Submit the document to the authorities. They will check the details and pass it to registrar.
  3. On announcement from office staff, applicant has t6o go to the registrar cabin along with seller and witness.
  4. On their scheduled slot, should produce their ID in original before the registrar along with the DD for the said amount to be paid to the seller from buyer and then sign the registry as well as in the advised places of the document to finish the registration.

  • Registration fees and stamp duty are not same in all states of India.
  • The stamp duty is established on the agreement value or the market value and may vary from property to property and place to place.
